Private Real Estate Lender Dunmor Picks Tempe for New Headquarters

A tech-enabled California bridge lender’s Arizona HQ move reveals how the state’s real estate finance market has crossed into institutional territory.

When a Los Angeles-based private real estate lender signs a lease for its national headquarters in Tempe, the move is not simply a relocation story. Dunmor, a technology-enabled lender specializing in bridge loans, fix-and-flip financing, and ground-up construction loans, will occupy 9,365 square feet at Horizon Bay in Tempe starting in Q1 2027. The company established its Arizona presence in Scottsdale in 2023, and this lease makes official what that growth trajectory has been indicating: Arizona is no longer a secondary outpost for private real estate capital. For investors and developers who borrow here, that distinction carries real consequences.

The Gap That Private Lenders Fill

Traditional banks have grown increasingly selective about construction and bridge lending since the post-pandemic rate cycle began. Underwriting standards tightened, loan committees slowed, and the borrowers who most needed short-term capital found commercial banks harder to work with. Fix-and-flip investors, ground-up residential developers, and owners bridging to a permanent refinance operate on timelines that bank credit committees rarely accommodate. Private lenders stepped into that gap, pricing risk on the asset rather than the borrower’s balance sheet and compressing underwriting timelines from weeks to days.

Dunmor’s product line illustrates how specialized this category has become. Bridge loans help investors acquire and reposition existing properties. Fix-and-flip lines fund renovation-heavy residential projects. Ground-up construction loans support developers building from the foundation. Each product requires different underwriting logic and draw management, and firms built around proprietary technology can execute faster and with more consistency than generalist lenders who treat each deal as a one-off.

Why Arizona Is Now Drawing Institutional Private Capital

Dunmor’s growth has been backed by a strategic joint venture with NewFi, an affiliate of Apollo Global Management. That relationship matters for understanding the move. Apollo is one of the world’s largest alternative asset managers, and its involvement signals something beyond a single company’s geographic preference: institutional capital allocators see Arizona’s real estate market as a durable underwriting thesis. When institutional managers back a private lender, they are effectively placing a long bet that loan demand in the target geography will sustain origination volume through multiple market cycles.

Arizona’s case for that thesis is concrete. Population inflows have remained consistent, housing supply constraints persist in desirable submarkets, and the construction pipeline across the Valley, from West Valley industrial to East Valley multifamily, has kept deal flow steady. CEO Franck Ruimy put it plainly: “Arizona has been an important part of Dunmor’s growth for several years, and establishing our headquarters here is a natural next step.” The new Tempe office includes 26 workstations, two executive offices, a conference room, and dedicated focus rooms. That is a build-out for a full leadership and operations team, not a satellite presence.

What It Means If You Are Seeking Real Estate Financing in Arizona

The deepening of Arizona’s private lending market gives borrowers more options and, over time, more competitive terms. But a larger pool of lenders also means wider variation in underwriting quality, capital permanence, and operational reliability. Several criteria distinguish lenders worth working with from those that create problems mid-deal.

  • Capital structure: A lender backed by an institutional joint venture has more durable capital than one relying on a single family office or a fund approaching its end of life. On a multi-draw construction loan spanning 18 months, the source of capital matters as much as the rate.
  • Track record by deal type: Fix-and-flip expertise does not automatically translate to competent ground-up construction underwriting. Ask for comparable closed transactions in your specific deal category before accepting a term sheet.
  • Technology and process: Tech-enabled underwriting can accelerate timelines, but approvals built on weak fundamentals can fall apart in due diligence. Understand the lender’s valuation methodology before committing to a timeline.
  • Draw management and servicing: Construction loans require ongoing coordination through inspections, budget modifications, and disbursements. A lender that has relocated its entire headquarters to the market it serves is making a different long-term statement than one managing Arizona deals remotely.

Arizona’s real estate investors and developers have access to more private capital today than at any point in the state’s recent history. The presence of firms like Dunmor, backed by institutional capital and operating at full scale, raises the floor on what borrowers should expect from a private lender. Getting the right financing for a time-sensitive deal has always required knowing how to read a lender as carefully as a lender reads you. In a maturing market, that skill becomes the edge.
