Camelot Homes’ new Viridian community is tiny by valley standards. That is exactly the point.

Camelot Homes just announced Viridian, a gated community of eight luxury residences in North Central Phoenix priced from 1.6 million dollars, with a grand opening set for July 30. On paper it is a small project. In practice it is a useful read on where the top of the Arizona housing market is going.

For years, luxury in metro Phoenix meant square footage and land: big lots in Scottsdale, Paradise Valley, and the far northeast valley. Viridian points the other direction. Eight homes, two floor plans between 2,713 and 3,003 square feet, three bedrooms and three and a half baths, dropped into an established, walkable pocket near Uptown Plaza, The Frederick, Luci’s at the Orchard, and the Uptown Farmers Market. The pitch is not more house. It is the right house, in a location you cannot build more of.

Why small, infill, and mid-century matter right now

Three things stand out for anyone watching Arizona real estate.

Scarcity is the product. An eight-home community is not a subdivision, it is a limited release. When land in the urban core is effectively fixed, builders compete on placement and design rather than acreage. That changes how these homes are priced, marketed, and sold, and it rewards buyers and agents who move decisively.

Mid-century is back as a premium. Camelot leaned into mid-century-inspired architecture with design partners Woodley Architectural Group, Pacific Dimensions, and Flowing Wells Landscape and Pools. In a metro defined by that era of design, a modern take on it reads as authentic rather than trendy, which is exactly what the luxury segment pays for.

Flexibility is the new luxury feature. One floor plan includes a privately accessed second-story retreat with an optional full kitchen, framed for multigenerational living or a serious home office. That is a direct response to how high-income Arizona households actually live in 2026, and it is the kind of detail that sells a 1.6 million dollar home faster than another few hundred square feet would.

As Camelot Homes President Kevin Rosinski put it, the community is built around “timeless design, modern livability,” and location. For the luxury buyer, that combination is increasingly the whole ballgame.

What it means if you are buying, selling, or advising at this level

Small, design-led, infill communities do not behave like production neighborhoods. There are no comps three doors down, inventory is thin, and the difference between a good outcome and an expensive mistake often comes down to who is representing you. At this price point, a generalist is not enough. You want a specialist who knows the North Central and Uptown micro-markets, understands how limited-release luxury is priced, and can tell the difference between a home that will hold value and one that simply looks the part.
