Why National Retail Brands Are Entering Arizona Through Gilbert
Northside at SanTan Village’s near-full occupancy with first-in-state tenants signals that the Southeast Valley is Arizona’s premier retail launchpad.

When three national brands commit to Gilbert for their first or second Arizona location in a single quarter, that is not a coincidence. It is a market signal. Northside at SanTan Village, a 37,894-square-foot retail and restaurant development along Loop 202 in Gilbert, is nearing full occupancy after just one year on the market. The latest tenants, contemporary Japanese restaurant Roka Akor, immersive VR concept Sandbox VR, and luxury nail concept Aria Nail Bar, each chose Gilbert as their Arizona entry point or next expansion node. For commercial real estate professionals, retail tenants, and business owners evaluating the Phoenix market, that choice is worth examining closely.
Why Gilbert, and Why Now
Gilbert’s retail vacancy rate has dropped below 3 percent, according to Marcus and Millichap’s 2026 investment forecast, placing it among the tightest suburban retail markets in the country. While the broader Phoenix metro posts vacancy in the 4.5 to 5.2 percent range depending on methodology, the Southeast Valley submarkets, specifically Gilbert, Queen Creek, and Goodyear, are operating in a different tier. Phoenix metro retail absorbed more than 941,000 square feet in the second quarter of 2026 alone, and first-half retail groundbreakings fell to a five-year low, meaning the supply pipeline is not keeping up with where demand is actually concentrated.
Northside at SanTan Village sits at the center of that demand. The project fronts Loop 202 between Williams Field and Ray roads in the San Tan Village Corridor, a stretch that has become one of the Southeast Valley’s most productive retail nodes. The trade area includes more than 274,000 residents within five miles and over one million within ten miles. That density, in a submarket with household incomes well above the metro average, is precisely what national brands require before committing to an Arizona debut.
Blake Bunker, managing partner of Okland Capital, put it plainly: “Gilbert continues to be one of the fastest-growing communities in Arizona.” The project, he noted, was designed around where that community is heading, not where it has been.
What the Tenant Mix Actually Reveals
The specific tenants at Northside tell a more precise story than the headline occupancy rate does. None of the three new commitments is a commodity concept. Roka Akor is a Bon Appetit-recognized Japanese restaurant that operates five U.S. locations and already runs a Scottsdale flagship; its COO Dario Dell’Anno said the Gilbert location would bring that Scottsdale experience to the Southeast Valley, adding: “Growth only works for us if every new Roka feels like Roka.” Sandbox VR, the immersive virtual reality concept now open at Northside, is entering Arizona for the first time at this address. Aria Nail Bar, a luxury nail salon, is adding its fifth Arizona location here.
These are not tenants that sign leases in marginal locations. The evaluation process for a restaurant group like Roka Akor involves demographic modeling, trade area analysis, and competitive assessment. When a brand with that discipline bypasses more established Phoenix nodes and chooses Gilbert, it communicates something concrete about where consumer spending power is concentrating in the metro.
The mixed-use context matters too. Northside was designed around a shared paseo and walking loop connecting its six buildings, with year-round events and entertainment programmed into the outdoor spaces. That design philosophy, borrowed from urban infill development, is increasingly what national restaurant and experience concepts require in suburban settings. A standalone strip center next to a signalized intersection no longer attracts first-to-market concepts at this level.
The same logic applies to the anchor: Perry’s Steakhouse and Grille entered Arizona at Northside in mid-2026 with an 11,000-square-foot restaurant. Perry’s operates 15 locations nationally and was not rushing into Arizona. Its choice of Gilbert over central Phoenix or the Scottsdale corridor reflects a deliberate read on the Southeast Valley’s affluent household base.
What This Means If You Are Choosing a Location or an Advisor
The practical question for anyone evaluating the Phoenix retail market is what a near-zero-vacancy mixed-use project with a 134-key hotel in its pipeline actually signals for businesses and professionals nearby.
The two remaining availabilities at Northside, a 2,832-square-foot corner unit and a 1,487-square-foot space, both border the planned hotel site. Alberto Caballero of Western Retail Advisors notes that daytime foot traffic and the professional workforce population in the corridor are growing, and that the hotel adds a built-in customer base. Those characteristics describe the same conditions that drive demand for professional services, from wealth management and legal to healthcare and design.
The broader lesson for business owners and professional-practice operators is that the Southeast Valley’s retail dynamics are not a standalone story. They reflect the same underlying force, population and income growth concentrated in the eastern and southern suburbs, that is driving industrial lease absorption, medical office construction, and residential price premiums across the region. A market that attracts Roka Akor and Perry’s Steakhouse is a market that can support a legal practice, a financial advisory office, or a healthcare clinic at premium rents.
Choosing a commercial space in this corridor, whether you are a retailer signing a lease or a professional firm evaluating office locations, now requires sophisticated guidance. With vacancy below 3 percent and the most desirable nodes largely committed, the difference between a well-located space and a second-tier alternative comes down to broker relationships, submarket knowledge, and the ability to move quickly when something opens up.
