A North Scottsdale parcel near Loop 101 and Bell Road is set to become 32 privately owned garage condominium suites by mid-2027. Elite Garages Scottsdale, developed by Phoenix-based Platinum Advisors, opened reservations this month with construction scheduled to begin in December 2026. On its own, that is a local construction note. In context, it signals something more: that Scottsdale’s automotive collector culture has grown concentrated enough to sustain its own real estate sub-category, one with its own valuation logic, its own buyer profile, and its own due-diligence checklist.

Arizona’s Garage Condo Market Is Bigger Than Most People Know

Arizona ranks fifth in the country for garage condominium development, with 39 tracked projects and roughly 2,500 units statewide. The market spans from under $84,000 for entry-level storage condos in Glendale to over $1.2 million for ultra-luxury collector suites in Arcadia. Nine additional projects are under construction or in pre-construction as of mid-2026, adding more than 500 units to the pipeline.

The appreciation data is what distinguishes this from a simple storage trend. Motor Vault Fountain Hills units originally priced at $491,850 have resold at $739,000, a gain of roughly 50 percent in a product category most Arizona real estate agents have never transacted. Four developments have sold out entirely, and several others report early phases moving ahead of schedule.

The geography explains the demand. Elite Garages Scottsdale is launching within a few miles of WestWorld of Scottsdale, where Barrett-Jackson’s 2026 January auction cleared $195.2 million in sales at 100 percent sell-through on 1,911 collector vehicles. That level of concentrated collector spending, repeated annually, generates a secondary demand: buyers who leave the auction with a vehicle that needs a home more sophisticated than a residential garage and more permanent than a rental bay.

What a Garage Condo Is, as a Real Estate Product

The term “garage condo” undersells the product and misleads buyers who evaluate it against self-storage alternatives. Each Elite Garages suite is individually deeded real property, closer in legal structure to an office condominium than to a storage unit or leased shop space.

The build-out specifications reflect serious automotive use. Each suite includes 22-foot clear ceiling heights, 200-amp electrical service, a 5-ton HVAC system, and water and sewer stub-outs, with smart-enabled automatic overhead doors and 24/7 gated access with video surveillance. Mezzanines, vehicle lifts, epoxy flooring, private restrooms, and custom finishes are all available through the project’s affiliated design partner. A shared clubhouse with a full kitchen and event space creates the community layer that separates these projects from standalone industrial condos.

Platinum Advisors brings structural credibility to the product. Founder Jim Riggs’ firm has completed 56 office condominium projects across seven states, including 29 in the Scottsdale Airpark corridor. That background matters because the legal and operational scaffolding of a garage condo community, the CC&Rs, the HOA mechanics, the insurance structure, and the rules governing fuel storage and overnight access, is exactly where less experienced developers cut corners. Buyers in early-generation garage condo communities have learned that a poorly drafted declaration can prohibit the precise uses they assumed were standard.

The related Cartique project, a 100,000-square-foot automotive lifestyle destination scheduled for groundbreaking in early 2027, reinforces the thesis that Platinum Advisors is building toward a destination cluster in North Scottsdale rather than a standalone product.

What This Means If You Are Buying or Advising at This Level

A garage condominium purchase requires due diligence that most residential buyers and their agents are not equipped to run. The transaction is commercial in structure: the CC&Rs and declaration govern what you can actually do with the space, and those documents need to explicitly permit vehicle storage, the storage of flammable liquids in manufacturer-sealed containers, the use of lifts and power tools, and ideally overnight access. Reviewing that document stack before going under contract is not optional.

Electrical capacity is a non-negotiable threshold. At 200 amps per suite, Elite Garages sits at the functional minimum for serious collector use. A two-post lift, an air compressor, EV charging equipment, and climate-controlled lighting can collectively draw well above 100 amps under load. Buyers evaluating competing projects should verify the actual electrical service allocated per suite, not the building total, and confirm the panel is sized for future additions.

Ceiling height determines what is physically possible. Twenty-two feet of clear height clears a two-post lift with headroom for full-size trucks and SUVs. Anything under 14 feet in clear height limits lift options to low-rise units only, a constraint that is invisible in marketing materials and permanent once you own the space.

Financing follows commercial underwriting, not residential. Most conventional lenders will not write a residential mortgage on a garage condo. Buyers in the $400,000-plus tier typically pay cash or explore SBA 504 financing, which applies only when the buyer operates a business from the space. A financial advisor or commercial lender with direct experience in this product category is not a nice-to-have at these price points: it is the difference between a clean close and a failed deal that costs months of carrying costs on a reservation deposit.

Elite Garages Scottsdale is accepting reservations now, with construction set for December 2026 and first deliveries expected in the third quarter of 2027.
